Epoxy bonds hardest to properly ground concrete and, in a moisture-vapor-barrier (MVB) formulation, resists moisture rising through a slab, which makes it the right base coat in Florida. Polyaspartic, a type of polyurea, is UV-stable and highly resistant to abrasion, chemicals, and hot-tire pickup, which makes it the right topcoat. We install a multi-layer system that uses both: an MVB epoxy base, decorative flake, and a clear polyaspartic topcoat.

A decorative concrete coating is a multi-layer coating applied over prepared concrete that adds color, texture, and protection without replacing the slab. The most common is a full-flake system, where vinyl flake is broadcast into a base coat and sealed under a clear topcoat. Other decorative finishes include metallic epoxy, solid-color coatings, concrete stains and dyes, and quartz broadcast systems.

Concrete resurfacing usually means applying a cementitious overlay to rebuild a worn or damaged surface. Sometimes, but it depends entirely on what is there and how well it is bonded. We test adhesion before quoting. If the existing coating or paint is lifting, it has to be ground off, because coating over a failing layer just means both layers fail together.

Not with a UV-stable polyaspartic topcoat, which is what we install. Epoxy left exposed as a topcoat, and most hardware-store kits, amber and chalk under direct sun, which is a common complaint on south- and west-facing lanais, porches, and pool surrounds.

Any smooth coating is slick when wet, which is why we build slip resistance into outdoor and pool-area systems. A full-flake floor has texture from the flake, and we add aluminum oxide anti-slip additive to the topcoat on any surface that gets wet.

A properly prepared and installed epoxy and polyaspartic system lasts many years in Florida conditions. The variable is almost never the coating product; it is the preparation underneath. Failures we are called out to fix are nearly always bond failures from inadequate grinding, not worn-out coating.

Usually yes. Surface cracks, pitting, and spalling are repaired and filled as part of preparation. Active structural cracking or moisture intrusion from below needs to be addressed first, and we will tell you at the estimate if that is what we are looking at rather than coating over it.
