Prep is the job
Coatings fail for one reason above all others: they were applied to a surface they could not bond to. Concrete is sealed at the factory, contaminated by years of use, and often carries moisture from below. A coating rolled straight onto it has nothing to grip.
We diamond-grind the slab to open the profile, repair cracks and spalling, and check moisture before anything else happens. That stage is most of the labor and none of the visible result, and skipping it is why so many Florida garage floors peel in sheets within two years.

Where coatings work well
Coated concrete is seamless, so there are no grout lines to hold dirt and nothing for mold to grow in. That makes it a strong choice for Florida spaces that see heat, humidity and traffic.
It is not the right answer everywhere. Slabs with active moisture intrusion or serious structural cracking need those problems solved first, and we will say so rather than coating over them.

Finish and durability
Systems are built in layers: a base coat, decorative flake or solid color, and a UV-stable topcoat. The topcoat matters most in Florida — non-UV-stable products amber and yellow under our sun, particularly on anything that catches direct light.
You choose the color and flake blend from physical samples at the estimate, not from a screen. We also add slip-resistant texture as standard to anything that will get wet.

Concrete Coatings FAQs
How long does a concrete coating last?
A properly prepped and installed system lasts many years in Florida conditions. The variable is almost never the coating product — it is the preparation underneath. Failures we are called out to repair are nearly always bond failures from inadequate grinding, not worn-out coating.
Can you coat over an existing coating?
Sometimes, but it depends entirely on what is there and how well it is bonded. We test adhesion before quoting. If the existing coating is lifting, it has to come off — coating over a failing layer just means both layers fail together.
Will it yellow in the Florida sun?
Not with a UV-stable topcoat, which is what we use. Cheaper systems use products that amber noticeably under direct sun, which is a common complaint on Florida lanais and pool surrounds that face south or west.
How long does the installation take?
Most residential floors take one to two days including preparation, plus cure time before use. We will give you specific walk-on and full-use timings for your system on the day.
My slab has cracks. Can it still be coated?
Usually yes. Surface cracks and spalling get repaired and filled as part of preparation. Active structural cracks or slabs with moisture intrusion need those problems addressed first, and we will tell you honestly at the estimate if that is what we are looking at.
