Epoxy & Polyaspartic Garage Floor Coatings in St. Augustine, FL
PD Home Pros installs professional full-flake garage floor coatings: a diamond-ground slab, a moisture-vapor-barrier epoxy base, decorative flake to full rejection, and a clear polyaspartic topcoat built for hot tires and Florida heat. Not garage floor paint. Not a DIY epoxy kit.

What we install
A six-stage epoxy and polyaspartic floor system
A garage floor coating is only as good as what is underneath it. Most failures in Florida trace back to skipped preparation or a single thin coat. This is how we build every floor, in order, with no stage left out.
Diamond grinding
The slab is mechanically ground with diamond tooling and dust extraction. This removes old sealers, paint, and contaminants, opens the pores of the concrete, and creates the surface profile the base coat needs to bond. We do not acid-etch.
Concrete repairs
Cracks, pitting, spalling, and control joints are repaired and filled before any coating goes down, so the finished floor is smooth and the repairs are sealed underneath the system.
MVB epoxy base coat
A tinted moisture-vapor-barrier epoxy primer and base coat is applied. Epoxy gives the strongest bond to ground concrete, and the MVB formulation resists moisture rising through the slab, which is common in Florida garages built on grade.
Decorative flake, to full rejection
Vinyl flake is broadcast into the wet base coat until the surface will not accept any more. That is what gives a full-flake floor its seamless, even look and hides slab imperfections. Partial broadcasts show bald spots within a year.
Scrape and polyaspartic topcoat
Once cured, the flake is scraped flat and vacuumed, then sealed under a clear polyaspartic topcoat. Polyaspartic is UV-stable, so it will not amber where sunlight hits, and it is rated for abrasion, chemicals, and hot-tire pickup.
Anti-slip where it belongs
Aluminum oxide anti-slip additive is mixed into the topcoat where traction matters: floors that get wet, sloped aprons, lanais, porches, and pool surrounds.
Why floors fail here
The hot tire problem
This is the failure St. Augustine homeowners actually experience. Tires heat up on A1A or I-95 in July, and when you pull in, that heat softens a weak coating. The tire bonds to it, and when you back out, the coating comes up with the tire in a patch.
It happens with big-box DIY epoxy kits and with cheap single-coat installs. It does not happen with a properly ground, multi-layer epoxy and polyaspartic system, which is the whole reason to have the floor done professionally in a climate like ours.
- Diamond-ground slab so the base coat bonds mechanically, not just chemically
- Multi-layer build: MVB epoxy base, flake, polyaspartic top
- Topcoat rated for hot-tire pickup resistance
- Full cure before you park, with no shortcuts to hit a schedule
Plain-language comparison
Epoxy, polyaspartic, or a kit from the store?
People search for "epoxy garage floors" and "polyaspartic coatings" as if they were competing products. In a properly built floor they are partners: each one does the job the other is weak at.
Epoxy (MVB)
Bonds hardest to ground concrete and, in a moisture-vapor-barrier formulation, blocks moisture rising through the slab. Its weakness is UV: left exposed, epoxy ambers and chalks. That is why it belongs underneath, not on top.
Polyaspartic
UV-stable, fast-curing, and highly resistant to abrasion, chemicals, and hot-tire pickup. Its weakness is bonding to raw concrete, which is why it belongs on top of an epoxy base rather than straight on the slab.
DIY water-based epoxy
One thin coat over an acid etch. No grinding, no moisture barrier, not UV-stable. Works in a photo for a season, then peels at the tires and yellows at the door. We are regularly hired to grind these off.
Some installers advertise one-day "all-polyurea" systems. They can work, but a single-chemistry floor gives up either the moisture resistance of an epoxy base or the UV stability of a polyaspartic top. We would rather take an extra day and build both in.
Pricing
What a garage floor coating costs in St. Augustine
Garage floor coatings from PD Home Pros start at $2,500. Most projects fall between $6 and $9 per square foot, depending on the size and condition of the concrete.
| Garage size | Typical range |
|---|---|
| 400 sq ft · standard two-car | $2,500 – $3,600 |
| 500 sq ft · large two-car | $3,000 – $4,500 |
| 600 sq ft · three-car | $3,600 – $5,400 |
What moves the price inside that range: the condition of the slab, the amount of crack and pitting repair, how much grinding it takes to get to clean concrete, the flake blend and topcoat selected, and total square footage. A new-construction slab in Nocatee and a 1990s slab in Davis Shores are different jobs.
Every project receives a customized, written estimate after an on-site visit. The starting price is a planning guide, not a guaranteed quote.

Timeline
How long it takes, and when you can park
A standard two-car garage is usually 1 to 2 days of on-site work: grinding and repairs, the epoxy base coat and flake broadcast, then scrape-back and the polyaspartic topcoat. Heavy repairs, a bigger slab, or weather can add a day, and you will know the schedule before we start.
- Day before: clear the garage. We can move a workbench or shelving; cars, bikes, and loose items need to be out.
- Light foot traffic: typically within about a day. We confirm the exact window from the data sheets for the products on your floor.
- Stored items and shelving: per the manufacturer's recommended cure period for your topcoat; we tell you the date.
- Vehicles: we ask for roughly 7 to 10 days before parking. Early parking is the most common way a good floor gets damaged, so we give a conservative number rather than a fast one.
Finish
Choosing your flake blend
Flake comes in blends: granite, sandstone, slate, and a wide range beyond those. We bring physical chip samples to every estimate so you can see the blend against your own walls and lighting, because garage lighting is unflattering and a blend that looks right on a screen often does not in the room.
Think about what the floor has to hide. Lighter blends brighten a dark garage but show oil sooner. Darker blends hide marks but make the space feel smaller. We will walk you through the trade-off rather than hand you a color card.
- 12+ flake blends available, plus metallic epoxy finishes for lanais and interior spaces
- Physical samples brought to the estimate
- Coverage advice based on your lighting and how you use the garage
- Coving and edge detail options
- Matching finish available for an adjacent patio, lanai, or front porch

Beyond the garage
Lanais, patios, porches and walkways
The same crew and the same attention to preparation go onto concrete outside the garage. Outdoor surfaces are specified differently, though: sun exposure, standing water, and bare feet change the preparation, the additives, and sometimes the products. We match the system to the surface rather than copy the garage spec onto a pool deck.
Screened lanais & covered patios
Flake or metallic finishes with anti-slip additive. Hides stained, pitted, or previously painted concrete. Often done alongside a garage for a matching look.
Front porches & entries
UV-stable topcoats with added traction for rain. A quick way to make an entry look finished without replacing the slab.
Walkways & driveways
Durable, textured systems for concrete that takes foot and vehicle traffic. Paver surfaces are a separate service; see Paver Restoration.
Pool decks & cool deck
Selected pool-surround surfaces with slip-resistant, cooler-underfoot systems. Full details on the Pool Deck Restoration page.

Questions
Garage floor coating FAQs
How much does a garage floor coating cost in St. Augustine?
Our garage floor coatings start at $2,500. Most projects run about $6 to $9 per square foot, so a standard 400 sq ft two-car garage is typically $2,500–$3,600 and a 600 sq ft three-car garage $3,600–$5,400. The final price depends on the condition of the concrete, crack or pitting repair, how much grinding is needed, the coating selected, and total square footage. Every job gets a free on-site estimate with a written price before work starts; the starting price is a guide, not a guaranteed quote.
What is the difference between epoxy and polyaspartic garage floor coatings?
Epoxy bonds extremely well to properly ground concrete and, in a moisture-vapor-barrier formulation, resists moisture coming up through the slab, which makes it the right base coat for Florida garages. Polyaspartic is UV-stable, highly abrasion- and chemical-resistant, and resists hot-tire pickup, which makes it the right topcoat. We install both: an MVB epoxy base coat with decorative flake, sealed under a clear polyaspartic topcoat.
Will my garage floor coating peel when I park a hot car on it?
Not with a properly installed system. Hot-tire pickup happens when a coating is poorly bonded or too thin, which is common with DIY epoxy kits and single-coat installs. We diamond-grind the slab for a mechanical bond, build the floor in layers, and finish with a polyaspartic topcoat rated for hot-tire resistance.
How long does a garage floor coating take to install?
A standard two-car garage usually takes 1 to 2 days of on-site work: diamond grinding and repairs, the epoxy base coat, flake broadcast to full rejection, scrape-back, and the polyaspartic topcoat. Heavy repairs, a larger slab, or weather can add time, and we tell you the schedule before we start.
How long before I can walk or park on a new garage floor coating?
Light foot traffic is typically possible within about a day, and we confirm the exact window for the specific products on your floor. We ask you to keep vehicles off the floor for roughly 7 to 10 days so the coating reaches a full cure. Parking too early is the most common way a good installation gets damaged, so we would rather give you a conservative number than a fast one.
How is a professional coating different from a hardware-store epoxy kit?
Preparation and build. Kits rely on an acid etch instead of diamond grinding, which does not open the concrete profile properly, and they are a single thin coat of material that is not UV-stable, so it ambers where sunlight reaches through the door and lifts under hot tires. A professional full-flake system is mechanically ground, repaired, built in multiple layers with industrial-grade materials, and sealed under a polyaspartic topcoat.
Can you coat a garage floor that has oil stains, cracks, or pitting?
Yes. Oil and contaminants are removed during preparation and saturated spots get extra treatment before grinding. Surface cracks, pitting, and spalling are repaired and filled before the base coat goes down. If we find active structural cracking or moisture coming up through the slab, we tell you before quoting rather than coating over a problem.
Are garage floor coatings slippery?
A full-flake floor has texture from the flake itself. Where more traction is needed, such as a garage that gets wet, a sloped floor, or an outdoor surface, we add aluminum oxide anti-slip grit to the topcoat.
Can you coat a lanai, patio, or front porch too?
Yes. We coat concrete lanais, covered patios, front porches, walkways, and selected pool-deck and outdoor concrete surfaces. Outdoor surfaces are specified differently from an enclosed garage because of sun, moisture, and slip-resistance requirements, so the preparation, additives, and products are matched to the surface rather than copied from the garage.
