The hot tire problem

This is the failure homeowners in Florida actually experience. Tires heat up on hot asphalt, and when you park, that heat softens a weak coating. The tire bonds to it, and when you reverse out, the coating comes up with the tire in a patch.

It happens with big-box DIY epoxy kits and with cheap single-coat installs. It does not happen with a properly prepped, multi-layer system with the right topcoat — which is the whole reason to have it done professionally in a climate like ours.

How a flake system is built

A flake floor is four stages. The slab is diamond-ground and any cracks or pitting repaired. A base coat goes down. Decorative vinyl flake is broadcast into it while wet, to refusal, so the color is consistent. Then it is scraped back and sealed under a clear topcoat.

The flake does real work beyond looks — it hides slab imperfections, adds texture underfoot, and disguises the dust and tire marks that show instantly on a solid-color floor.

Choosing your blend

Flake comes in blends — granite, sandstone, slate, and a wide range beyond those. We bring physical chip samples to every estimate so you can see the blend against your own walls and lighting, because garage lighting is unflattering and a blend that looks right on a screen often does not in the room.

Consider what the floor has to hide. Lighter blends brighten a dark garage but show oil sooner. Darker blends hide marks but make the space feel smaller. We will walk you through the trade-off rather than just handing you a color card.

Will my garage floor coating peel when I park a hot car on it?

Not with a properly installed system. Hot-tire pickup happens when a coating is poorly bonded or too thin — common with DIY epoxy kits and single-coat installs. We diamond-grind for a mechanical bond and build in layers with a topcoat rated for it.

How is this different from an epoxy kit from a home improvement store?

Preparation and build. Kits rely on an acid etch rather than diamond grinding, which does not open the concrete profile properly, and they are a single thin coat. That combination is what fails in Florida heat. The materials are also not UV-stable, so they amber where sunlight reaches through the door.

How long before I can park on it?

Typically walkable within 24 hours and ready for vehicles after several days, depending on the system and conditions. We will give you exact timings for your floor. Parking early is the single most common way a good installation gets ruined.

Can you coat a garage floor with oil stains?

Yes. Oil and contaminants are removed as part of preparation, and deeply saturated spots get additional treatment before grinding. Existing stains are a preparation question, not a reason to skip the floor.

What if my slab has cracks or pitting?

They are repaired and filled during preparation. Surface cracks and spalling are routine. If we find active structural cracking or moisture coming up through the slab, we will tell you before quoting rather than coating over a problem.
